Preparation
Our marketing plan begins with listing your house. And then we go to work for you full steam ahead!
We help you to make your house look its very best, suggesting any preparations which we think will enhance it, including clearing out those boxes you've stacked and meant to get rid of for many years.
We will bring props including furniture and art work, if we think that it will help. We take color photos or make a drawing of the house prepare an attractive brochure for distribution to prospective buyers and their agents. In addition to using the brochure for open houses, we deliver it to Berkeley and Oakland agents.
Pricing/Process
We assist you in choosing an offering price. In pricing your property to sell, it is important for us to know what other homes a buyer could choose given a certain amount of money. We try to determine what the competition is and where your property falls in the array of choices. This is why it is important to price to home just before putting it on the market. We also look closely at what has sold during the past few months for comparison.
We list the house with the East Bay M.L.S. which covers the whole East Bay. We have a sign put up in front of your house so that everyone in the neighborhood knows that it is for sale. Friends and neighbors are excellent messengers.
We hold the house open on Thursday(s) for brokers and on Sunday(s) for the public. We offer the Realtors delicious treats to be certain that they choose to come to see your house. We continue to market the house to other Realtors and the public using our computer, The Montclairian, and The Sunday Open Homes section of the Examiner, as well as posting it on a number of other internet real estate websites including Craigslist, East Bay Real Estate Directory and ihomefinder.
Once there is a buyer, we listen with you as their agent presents the offer and we discuss the merits of the offer with you, carefully examining your options. After you have decided whether to accept, to counter, or to reject the offer, we convey your response to the other agent and work for you, negotiating an agreement which pleases you.
Our job is to be there for you, to trouble shoot and to advise you as the escrow period unfolds. We monitor the buyers' inspection and financing contingency period, while continuing to market the house for back-up offers.
When questions arise we are there to help you find answers. We keep the contract moving to a successful sale to bring you the most money in the shortest time with the fewest headaches.
And then, when all is said and done and we have delivered your check, we will all drink champagne and cheer.
